The main construction solutions companies in Spain come together to create SIIM, the first Comprehensive Industrialized Modular System

The main construction solutions and materials companies in Spain such asThermochip, Sika, Baxi, VeluxeitherUponorThey join forces to create the first comprehensive industrialized modular system or SIIM, according to its acronym. In the development of this innovative system, each company will contribute its certified solutions andknow-how, through construction details and technical indications, for the execution of projects under the SIIM model.

The creation of this system will provide certainty to the project management, through a reliable, safe, efficient and certified proposal.

The change of model from traditional to industrialized construction is in the process of expansion. Leading companies in materials and construction systems have been aware of the need to go one step further in creating a joint proposal, executable through a practically automated design and manufacturing process. The SIIM responds to these needs and represents an important step forward in the transformation of construction towards a new model, facilitating the process of design and execution of projects with absolute traceability, and will allow achieving higher levels of efficiency in a key sector that seeks to recover and be one of the engines of economic growth in the coming years.

Another relevant factor in this paradigm shift is the workforce linked to construction processes. In recent years there has been an enormous reduction in the qualifications and volume of labor in traditional construction, resulting in enormous swings in execution prices and expected deadlines for the execution of initiated projects. Industrialized construction comes to solve these serious problems by providing safer, more stable, attractive productive environments with greater job security. This evolution reduces the accident rate and proposes an industrial fabric with enormous certainty in terms of costs, execution times and quality.

SIIM.: The solution that industrialized construction needs

The SIIM will allow greater control of the work, optimizing the results thanks to detailed control in an offsite execution. Its lightness will be a key factor, which improves the quality of the final result, allowing projects to be undertaken more quickly, profitably and cleanly. Additionally, this system will have a low environmental impact, the product of a sustainable manufacturing process, where what is needed will be produced and will be executed 100% dry, without waste and with lower energy consumption. Likewise, the SIIM will provide greater profitability to the process, due to the reduction of deadlines and costs derived from labor.

Digitalization will be a fundamental piece of the SIIM, today thanks to the link of modular industrialized construction and the BIM methodology, absolute control of the life cycle of the process is obtained, design, planning, execution, maintenance and use, renovation and even demolition and recycling with all the information centralized.

Another great novelty of enormous relevance in sustainability linked to the SIIM will be the calculation of the system’s life cycle analysis, providing objective and quantified data regarding the carbon footprint measured in tons of CO2, water consumption and waste generation. This analysis and calculation of the life cycle will be carried out by ITeC through its TCQi/TCQ GMA program, which takes into account the CO2, water and waste data generated in all phases of the project such as; 1. Products and Systems used, 2. Production system for building execution (modular), 3. Use, maintenance, rehabilitation and energy efficiency of the built building and 4. Demolition and recycling

This paradigm shift has led to the emergence of new business models specialized in modular industrialized construction, as is the case ofZero Housingin Galicia,Jit Housingin the Basque Country, orKiwi Homesin Catalonia. These companies, experts in the execution of modular projects using industrialized construction systems, are capable of creating personalized designs and executing them in an approximate period of 3 to 6 months. Likewise, the emergence of industrialisation has given rise to the creation of new associations that promote and support the industrialized model, as is the case of theOffsite Construction Hub whose main objectives are based on creating a space for collaboration between all agents, and responding to the challenges of the Offsite construction sector.
